Boardwalk Suites & Residences by Kasa receives mixed reviews, with many praising its prime downtown location, modern apartment-style accommodations, and convenient amenities. However, concerns regarding parking difficulties, inconsistent room quality, and slow service persist. Recent stays highlight potential issues with room cleanliness and WiFi access.
Great location. Walk to many restaurants and the bay. But parking and baggage unload is very much a pain. Do not park by the front door or you could get a $40 ticket from the city. There is some pay day parking for about 1.75 per hour about a block from the door. They sell parking for $50/night but just 2 blocks away is a public garage that charges $25/night. We booked via Capital One Travel to use rewards. It did not work well. Luckily there was a great kasa check-in person to help us on-site. She was very kind and found our reservation and got us checked in. Also, I thought we were booking a 1-bed apartment but it was just a king room. It was tight with the 2 of us and the dog and 2 bikes... View was of other apartment windows, not the bay... However, they did have 2 neat rooftop patios though with bay views. Elevators were crazy slow... $55 pet fee.
Never staying at a Kasa property again. Fast with communication, slow with solutions. We were placed in a below-grade unit with windows at street level and no screens. The windows opened directly onto the sidewalk, including one right above the head of the bed. Anyone walking by could have climbed in, and with no screens, my imagination went straight to a raccoon or opossum dropping into the room while we slept. When we asked to move, Kasa first told us no comparable unit was available. Only after repeated pushing and demanding escalation did a second-floor room appear, and it took until 7 p.m. to get into it. So the room existed. Getting it just required a full day of fighting. The original unit showed zero thought: - No blackout curtains in a place with 15.5 hours of summer daylight - Bed frame squeaked with every movement - Mattress was so soft you sank to the frame - Closet door did not close - Cheap polyester sheets After significant back-and-forth and delays, they eventually moved us to another room. The second-floor room was better and was what the original room should have been from the start. However, it was still extremely noisy, as though there were no insulation from the street. The experience raises a basic question: why are units like the original one being rented out at all? On top of that, parking is $50 a day, and both the building and parking area are difficult to find because of the lack of signage.
Great location and nice units. Watched the fireworks from the balcony. My only complaints are that they did not give us a blanket for sofa bed and the parking situation is a ripoff. They charged $50/day to park in a "private" "gated" parking lot but it was not gated and the a bunch of ppl not staying in the building were parking there for the Cherry Festival a d we did not have a place to park a few nights and had to go down to the parking garage.
We loved our stay! The unit had a great view of the water with a beautiful rooftop area to enjoy the view of the bay and sunset. We had a two bedroom unit which had a great kitchen, dining area and living room. The bathroom was large with washer and dryer. Everything we needed! Highly recommend and parking right across the street. The virtual check in was awesome answered every question immediately!
Great 1 bedroom unit. Nice size bedroom with king bed. Bed slept well. Nice kitchen with nice size appliances. Large bathroom with big walk in shower. Lots of windows. We had free surface lot parking across the street, which was great, but make sure you reserve your spot early since they only have 20 spots available. When those are full you have to go down the block for about 1/2 a block for public parking that you need to pay for. Great location walking distance to downtown area, shopping, breweries and dining.
Beautiful modern two bedroom apartment style housing with a King and Queen size bed near the heart of downtown. Accommodations were CLEAN, full (and I mean FULL) kitchen completely stocked with everything you need to cook, information on the fridge to order groceries to the door. Large bathroom with tile shower, high quality essential oil soaps, shampoos and body wash, washer and dryer complete with high tech built in makeup mirror. Beds were very comfortable and the complimentary snacks, sustainable water and ear plugs were a nice touch. Very elegant, 5th floor very quiet, building locked and secure. Didn't get a chance to check out the balcony due to weather, but there is one! This is well worth the reasonable amount of money if you're looking for an Airbnb, but want hotel style accommodation without meddling owners showing up unannounced. No hidden fees!! Close to dining, shopping and the beach! A must see for travelers to the area, book now if youre coming for Cherry fest cause this beauty will be booked solid, guaranteed!!
Great location—easy walking distance to everything, and the nearby parking garage was especially convenient. The space made getting around simple and enjoyable. One small suggestion that could make an already great stay even better would be adding a luggage cart or a couple of small wagons. With only short-term loading and unloading available, it would really help guests who have more bags get everything a bit easier.
We will now always look for places to stay with Kasa!! We had a one bedroom suite & it was absolutely perfect for our extended weekend getaway. It was so relaxing & cozy. Did not feel like a hotel stay but had the amenities of one shoulder you need them. We were beyond impressed & will make sure to always recommend!! Thank you for a wonderful stay!!
Right in the heart of downtown Traverse City, I was within walking distance to everything I needed to make for a great weekend- coffee shops, restaurants, the bay, bookstores and boutiques. My suite was spacious and clean and had fun modern decor. I had a beautiful view of the bay and ended up spending a lot of downtime in the cozy living room. Check in was really simple. Would highly recommend!
Overall, great stay. It was great location and close to downtown. We would definitely stay again. The only things that would have made the stay better was: 1. We asked for an early check in and were unable to get one, though it felt like it would have been possible. 2. We were not able to get the wifi password. There were instructions that said we needed to go to our virtual dashboard for the password but no matter what we tried to find the password, we could not find it (we are tech savvy). We did not reach out to the property manager, which maybe would have helped the situation. Like I said, overall great experience. I would recommend.
